Roofing in New York City

New York City roofing is a different trade from suburban roofing. The overwhelming majority of the housing stock is flat or low-slope, hemmed in by neighbours on both sides, and drained through the middle of the building rather than off the edges. The parapet — the low masonry wall that runs around the roof edge and up the party walls — is responsible for a large share of New York roof leaks, and it is routinely left out of roofing estimates.

• Open mortar joints letting water into the wall assembly, which then appears as a top-floor ceiling leak several feet from the parapet.
• Failed coping — the stone or metal cap on top of the parapet. A cracked or missing coping joint funnels water straight down the wall cavity.
• Missing or degraded through-wall flashing at the roof-to-parapet junction.

Ask any roofer bidding your job what they intend to do at the parapet. If the answer is nothing, you are buying a new membrane on top of an unresolved leak path.
