Dallas summers are long and severe, winters are mild with occasional sharp freezes, and almost all the equipment and ductwork lives in an attic. Most of the achievable improvement in a Dallas home is in the distribution system and the building envelope rather than in the equipment.
In the great majority of Dallas homes the air handler and the entire duct system sit in an unconditioned attic reaching 140-155°F in summer.
- Duct leakage in older systems commonly runs 20-30%. That fraction of your cooled air is delivered to the attic, while the return side draws superheated attic air into the system.
- Conduction through thin or compressed duct insulation warms the air across every run, so the far bedroom gets air several degrees warmer than what left the coil.
- Radiant gain through the ceiling from a 150°F attic is a large share of the total cooling load.
Priority order for spending:
- Seal the ducts. $1,800-$4,500 and it usually delivers more comfort per dollar than any equipment change.
- Radiant barrier on the underside of the roof deck. $1,500-$4,000, reducing attic temperature 20-30°F.
- Attic insulation to R-38 or better. Many Dallas homes from the 1960s and 1970s still have R-11 to R-19.
- Balanced ventilation — soffit intake matched to ridge exhaust. Blocked or painted-over soffit vents are extremely common and render ridge venting useless.
Only after those should more tonnage be considered. A contractor proposing a larger system without measuring duct leakage is guessing.
DFW has a great many two-storey homes and they are consistently uncomfortable upstairs.
Causes, in combination:
- Stack effect — warm air rises through the stairwell and collects upstairs.
- The attic sits directly above the upper floor, radiating heat downward all afternoon and evening.
- Duct runs to upstairs rooms are longer and lose more capacity along the way.
- A single-zone system cannot satisfy two floors with very different loads.
Solutions that actually work:
- Zoning with motorised dampers and separate thermostats, $2,500-$6,000 retrofitted to an existing system.
- A separate system for upstairs, which many two-storey Dallas homes already have and which is the cleanest answer.
- A ductless mini-split for the worst room, $4,000-$7,000.
- Duct sealing and attic work, which improves both floors and should come first regardless.
Dallas is humid enough in summer that oversizing causes real problems.
An air conditioner dehumidifies only while it runs. An oversized unit satisfies the thermostat quickly and shuts off before removing much moisture, leaving the house cold and clammy. It also short-cycles, and starts are what wear out compressors.
Insist on a Manual J load calculation rather than matching whatever tonnage is currently installed. In a house that has just had ducts sealed and attic insulation added, the correct system is often smaller than the one being replaced.
Two-stage and variable-speed equipment runs long cycles at reduced capacity, dehumidifying far better than single-stage. In Dallas the premium is generally worth paying.
The February 2021 event made heating capacity a live question in a city that had not thought much about it.
Worth knowing about your own system:
- Is it a heat pump or a gas furnace? A heat pump loses capacity as outdoor temperature drops, exactly when you need it most, and falls back on electric resistance strip heat.
- How much strip heat is installed? Strip heat draws very large current. In a grid emergency, thousands of homes doing this simultaneously is part of the problem.
- A gas furnace still needs electricity for the blower and the controls. Without power it does not run.
- Pipe freeze protection. Attic-run water lines and the condensate drain are vulnerable, and attic plumbing in an unheated space is a known Dallas failure point in a hard freeze.
None of this requires immediate action. It is worth knowing before a forecast makes it urgent.

Texas licenses HVAC contractors through TDLR under an ACR licence, Class A for unlimited tonnage or Class B for limited. Technicians register under a licensed contractor. Verify the number at the TDLR lookup.
The City of Dallas requires a permit for equipment replacement. Take the inspection — it is the only independent check you will get on whether the installation was done correctly.
- Change filters every one to two months during cooling season. A restricted filter reduces airflow, hurts dehumidification, and can freeze the coil.
- Clear the condensate drain line twice a year. A system running six months produces a great deal of condensate, and a line clogged with algae backs up into the attic and through the ceiling. A cup of vinegar in the access tee quarterly prevents it.
- Confirm a float switch on the secondary drain pan.
- Wash the outdoor coil annually. DFW pollen and cottonwood blanket condensers.
- Service in March, before the rush. By June every contractor in the metroplex is on emergency calls.
- Test the ducts before buying more tonnage. Leakage is frequently the whole problem.
- Insist on a Manual J. Matching existing tonnage perpetuates whatever mistake was made last time.
- Consider zoning before adding a second system in a two-storey home.
- Pour vinegar down the condensate line quarterly. It prevents the most common ceiling damage event here.
- Know what your winter heating actually is before a hard freeze forecast.
