Painting in San Diego

San Diego looks like an easy painting climate and is not. Salt air, a persistent marine layer, and strong year-round UV combine to shorten coating life considerably, particularly near the coast.

Salt Air

Within a few miles of the ocean, salt aerosol deposits continuously on every exterior surface.

What it does:

• Holds moisture against the film, because salt is hygroscopic. The surface stays damp long after any visible moisture has gone.
• Penetrates to the substrate through microscopic film defects, where it corrodes fasteners and degrades wood from within.
• Accelerates UV degradation by keeping the film in a wetted state where photodegradation proceeds faster.

What to do:

• Wash the exterior annually with fresh water. Rinsing salt off is the single cheapest thing a coastal homeowner can do to extend paint life, and almost nobody does it.
• Prepare more thoroughly than you would inland. Salt must be washed off the substrate before priming or the primer bonds to a salt layer.
• Use premium 100% acrylic products. The binder difference matters more here than inland.
• Expect shorter cycles. Five to eight years coastal, eight to twelve inland.

Coastal Wood Failure

Exterior wood near the coast fails in a specific pattern that surprises people: the paint looks sound and the wood beneath it is soft.

Where it happens:

• End grain at cut ends of trim, fascia and rafter tails. Unsealed end grain wicks moisture like a straw.
• Butt joints and mitres where two pieces meet.
• The bottom edge of siding boards and around window sills, where water sits.
• At fasteners, where corroding nails stain and split the wood around them.

Sequence that works: repair or replace failed wood, seal all end grain and cut edges with a penetrating primer, re-caulk every joint with a high-quality elastomeric sealant, spot-prime bare wood, then finish. A painter who proposes to wash and paint a coastal house with visible trim damage is not going to give you a lasting job.

Stucco

Much of San Diego is clad in stucco.

Cracks:

• Hairline cracking under about 1/16 inch is normal and is bridged by elastomeric or high-build acrylic.
• Cracks over 1/8 inch, or diagonals from window corners, indicate movement. Investigate rather than coating over.

Elastomeric bridges hairline cracking well and costs 30-50% more than standard acrylic. Its limitation is that it slows drying. On a coastal wall with salt-driven moisture behind it, or a wall with a leak, elastomeric traps water and blisters. Fix water sources first.

New stucco requires 28 days to cure and an alkali-resistant primer. Painting green stucco causes saponification and the film fails within a year.

Timing Around the Marine Layer

San Diego's coastal mornings are frequently overcast and damp well into late morning, and inland afternoons in summer can be very hot.

Practical scheduling:

• Coastal work: start late. Painting onto a surface that is still holding marine-layer moisture traps water beneath the film and produces blistering and poor adhesion. Wait until the surface is genuinely dry.
• Finish early enough that the film has time to set before evening humidity returns. Surfactant leaching — brown or tan streaking — comes from a film that gets wet before it has cured.
• Inland work: follow the shade. A sunlit inland wall in August exceeds the maximum surface temperature most acrylics specify. East elevation in the morning, west in the evening.
• Best months are roughly May through October, with the caveat about morning fog.

Costs in San Diego

Lead Paint

Homes built before 1978 may contain lead paint, and San Diego has substantial pre-1978 stock in its older neighbourhoods. The EPA Renovation, Repair and Painting rule requires contractors disturbing more than six square feet inside, or twenty square feet outside, to be RRP certified and to use containment and wet methods.
